What is required by you to get a house reserved?
1) Schedule and take a tour/showing of the property
2) Turn in an Application. This is at the top of the page under “Resident Application”
3) Pay Security Deposit & sign the lease
Am I responsible for repairs to the home when I rent?
No, Top Tier takes care of all repairs necessary.
What do I do if I have an after hour emergency?
If you have a safety related emergency requiring immediate assistance, call 911. For all other after-hour emergencies please contact us at 651-331-9198.
Do you allow pets in your homes?
No, sorry we generally do not allow pets in our homes. Some exceptions apply.
When is Move-In process, and what do I need to do?
The Move-In date is August 1st for all homes. You will need to attend a short orientation prior to receiving your keys.
Are your houses licensed to rent?
Yes, our properties are licensed, inspected, and in good standing with the city of Mankato.

Residents are responsible for utilities:

When is rent due and how can I pay?
– Rent is due on the 1st of each month, and is considered late if not received or postmarked by the 3rd.
– You are required to use electronic payment through the website buildium.com. It is a third party company between the residents and Top Tier Management.
